Project Description
The Arabella is a new nine-story development bringing 165 affordable apartments and over 60,000 square feet of retail space to 448 East 189th Street in the Belmont section of the Bronx. A collaboration between Vertical Community Development and Sioni Group, with design by Ismael Leyva Architects and retail planning by Marin Architects, The Arabella blends modern housing with accessible neighborhood retail just a short walk from Arthur Avenue.
Sixty of the building’s units were offered through the NYC Housing Connect lottery for residents earning between 80% and 130% of the area median income. Apartments feature dishwashers, energy-efficient appliances, and intercom systems, with tenants covering their own electricity costs. The layout and unit mix were designed with everyday comfort in mind, while keeping long-term affordability at the forefront.
Amenities at The Arabella include a gym, laundry room, recreation and party spaces, an outdoor terrace, and pet-friendly policies. The building also offers EV charging stations, Wi-Fi in shared areas, a virtual doorman, and an on-site resident manager. With everything from fitness to convenience built in, The Arabella offers residents modern living in a walkable, vibrant Bronx neighborhood.
