Project Description
Edgemere Commons B1 is a 15-story mixed-use building located at 5119 Beach Channel Drive in Far Rockaway, Queens. Developed by Tishman Speyer’s TS Communities and designed by Aufgang Architects, the building delivers 237 rental apartments ranging from studios to three-bedroom layouts. Among these units, 36 are designated for formerly homeless individuals, underscoring the project’s commitment to affordable housing. The structure also includes 8,000 square feet of retail space and 7,500 square feet dedicated to community facilities, providing residents and neighbors with convenient access to essential services and amenities.
Part of the larger Edgemere Commons master plan on the former Peninsula Hospital site, Edgemere Commons B1 contributes to a transformative neighborhood redevelopment initiative. The overall master plan features over 2 million square feet of residential, commercial, and public spaces designed to support a diverse community. Edgemere Commons B1 is one of the second affordable housing buildings completed on the 9.34-acre site, featuring apartments that serve a wide range of income levels, including 60 units available through the NYC Housing Connect lottery for residents earning up to 130 percent of the area median income.
