Project Description
Located at the intersection of Broadway and Saratoga Avenue, 1510 Broadway is a eight-story mixed-use development bringing 108 rental units to the Ocean Hill section of Brooklyn. Developed through a partnership between MacQuesten Development, East Brooklyn Housing Development Corporation, and the Local Development Corporation of East New York, this vibrant residential project prioritizes affordability and supportive housing. Of the 108 units, 90 are designated as affordable for low- to moderate-income households, with 18 reserved for formerly homeless individuals, referred through city and nonprofit partnerships. The project also includes approximately 9,000 square feet of commercial space at the ground level, activating the streetscape and contributing to the local economy.

Designed by Gluck+, the building features a modern façade composed of blue, gray, and white paneling, accented by floor-to-ceiling windows that fill residences with natural light. The L-shaped structure rises above a full-footprint podium, with upper-level setbacks offering private outdoor terraces. A large communal terrace is nestled between the two wings of the building, providing shared outdoor space for residents. The completed structure now stands as a visual anchor along the Broadway corridor, transforming a previously vacant 21,312 square-foot parcel into a lively and inclusive residential destination.

1510 Broadway was selected as part of the M/WBE Building Opportunity Request for Proposals, an initiative to develop City-owned land into 100% affordable housing.
